When buying House Plans the package
should include the following...

A House Plan Package should include:
- Site Plan: The site plan shows the position
of the house in relation to the lot. The distances from
property lines and locations of services are also shown.
- Foundation Plan: This shows the location
of footings, concrete walls and concrete pads. Services
like furnaces, hot water tank, bathrooms and washer & dryers
are also shown.
- Main / Upper Floor Plan: These show
the locations of wall and all the other elements that are
needed to successfully complete the house construction.
This includes windows and doors openings.
The structural information is also shown. This includes
load bearing walls, beams, columns, and floor joists.
- Exterior Elevations: The elevation view
show the house as if you were standing in the yard looking
at it. The location of doors and windows are shown on the
elevations as well as the height above the floor.
The height of each floor is also shown as well as the
height of the roof. The exterior notation completely identifies
all the visible components of the house.
- Building Section: The building section
basically shows the inside construction of the house as
if it has been slices from roof to foundation and opened
up. This shows the relation of all the interior components
that make up the house.
- Wall Section: The wall section is very
similar to the building section except that it show a detail
of an exterior wall. This shows and labels all the components
that make up the exterior wall assembly.
- Interior Elevations: The interior elevations
show detail of certain areas on the inside of the house.
Some may include the cabinet layout for the kitchen of
a built in piece of furniture.
- Specifications: The other plans all
detail the quantity, size and location of the materials
needed to build your house. The How much? and Where?. The
specifications specify the quality of the materials and
workmanship. The what? and How?
The plan package you buy should be a complete graphical
document that provides all the information needed for a
contractor or subcontractor to be able to estimate, bid
and build your house.
